Repair or replace an old cover?

Push on the posts at the base, look along the beam for a sag, and check where the cover meets the house. Soft wood at the bottom of a post, a ledger pulling away from the wall, or water stains on the stucco under it mean the structure is failing, not just the finish. What a replacement involves

  1. Demolition and haul-away of the old cover. Ask for it as its own line on the quote.
  2. Wall repair where the old ledger was attached: stucco patching and flashing.
  3. New footings if the old posts were set in the slab or in rotted footings.

Wood again, or aluminum?
